1. Go to bed early night before
    

2. Get up early & spend one hour strategically putting up 12 open house signs & flags
    

3. Go to office and print out extra property information sheets & brochures
    

4. Buy cookies and a case of water
    

5. Go home, take shower, get ready for showtime
    

6. Arrive 30 minutes early
    

7. Set up registry, brochures & water
    

8. Turn on lights
    

9. Sit and wait
    

10. Sit and wait some more
     

11. Pop up immediately when someone drives up
     

12. Smile, chatter and pry
     

13. Beg for email address
     

14. Pick up heart off floor as they tell you they have an agent already & this house is over their budget
     

15. Sit and wait some more
     

16. Finally go to the bathroom, only to have someone show up just when you get "busy"
     

17. Smile, chatter and pry
     

18. Beg for email address
     

19. Repeat all for next 2 1/2 hours
     

20. Lock up and spend 45 minutes taking down signs
     

21. Inform seller how many viewing you have for one day
